Numerous ordinances passed at Jonesburg board meeting

The Jonesburg Board of Aldermen passed ordinances on the new tax rate for 2026, an annexation of a property, the rezoning of two properties and the construction of two subdivisions during its meeting on Aug. 24.

The city held public hearings for the adoption of the tax rates as well as the annexation, rezoning and subdivisions. No comments were made at the public hearing and the measures were passed unanimously.

Board members approved the new tax rate of .4556 per $100 of assessed value for both Montgomery and Warren counties. Last year, it was .4542.
For Montgomery County, the aggregate assessed valuation for real estate was $19,672,365. The personal property total was $15,411,900, giving the city a district evaluation total of $35,084,265.

The total for new construction was $2,623,820. The total aggregate assessed valuation for Warren County was $913,730.

All of those figures were based on before the Board of Equalization assessment valuations.

Board members approved of the Hoette Tree Farm property, located on 6 Highway E, to be annexed into city limits. A resolution of the annexation was then passed.

The city also approved rezoning the property from the R-I to agricultural. Hoette Tree Farm moved to its current location in July.

Board members passed the rezoning of Highway E from industrial to commercial and the construction of two minor subdivisions, one on the corner of Railroad and Sherwood Avenue – located south of the city – and the other on Arlington Street – located a block west of Jonesburg City Hall.

Oscar Hunter, who works for Hunter Saak Investments, made a petition in the July 6 meeting to rezone Highway E and build the subdivisions.

At the Aug. 24 meeting, Hunter made another petition to have a property on 82 Oak Hall Road rezoned from the R-I single family to commercial. Board members voted for Hunter to take the petition to the Planning and Zoning group.

John Miller, who is not a Jonesburg resident, sent a petition to have a property at 404 West Booneslick rezoned from R-I single family to R-II multi-family. Dave Klaus of Three Angels Contracting and Remodeling said the property is 700 square feet in the downstairs portion and 900 square feet in the upstairs position and has garages that are 22 feet deep and 14 feet wide. Board members voted for Miller to take the petition to Planning and Zoning.

“I definitely want to see this in Jonesburg,” Hunter said. “I think it’s going to be great. I don’t have a problem with it. The only thing is we have to go back and put in additional parking now. In a one-car garage, there’s not enough parking for rental, so I would like for them to agree to make sure that there’s enough parking somewhere on that property for at least two cars.”

Eight ordinances were passed at the August meeting. The city also passed a conflict of interest ordinance.

The next Board of Aldermen meeting is scheduled for 6 tonight.
